The Bank Finally Accepted Our "Short Sale" Offer

8 year old, 1650 sq. ft. off frame modular (not doublewide), on 1.5 acres in NW NC. 3 bedroom, 2 bath, with large FR and fireplace. 34' x 12' rear deck, 24' x 8' front porch. Located part way up the Blue Ridge mountains, 10 minutes SE of the Blue Ridge Parkway, and 15 mintues west of Mt. Airy (the town where Andy Griffith grew up and based Mayberry on).

Offer was for 40% of current tax value, and over $80k less then orginal listing of less then a year ago (about the price of a luxury car).

If all goes well, settlement will be mid June. It will be our second home for the next couple years as it's cheaper then the rent we're currently paying at the campground. Once we get my parent's situation figured out, our house sold, and my business shut down, we'll be out of Jersey for good. Can't wait!

I wasn't diss'n doublewides, as we looked at a lot of them. Most of the ones in our price range had been trashed and would have required windows, sheetrock (holes kicked in walls), new kitchen and baths. Many where not set right, where sagging, not lined up front to back, etc. This house was newer, better built, properly set, on a real foundation, better neighborhood (horses, cows & sheep for neighbors) and the foreclosed pervious owners didn't trash it before they left. Shows they had class.

Still can't believe the bank accepted our super low ball offer. As I said, we will have gotten this for the price of a nice car.

Excellent David!!!!!!!!!!!!!!! That's a really pretty area and close enough in to run to the store but far enough out to have privacy. Good on ya my friend.

It's about 7 - 8 minutes west of the 77/89 interchange. Probably 30-35 minutes north of you. Guess we'll be neighbors soon.

Biggest problem will be where to look for work. Looks like Elkin, Mt. Airy or Galax, VA. A little too far for Winston, Statesville or North Wilksboro. We trusted God to provide a place for us, and He gave us more for our money then we ever thought possible. I'm sure He'll supply work, too.

I guess working at that competitor's outlet store in Statesville is now out, lol. Didn't really care for their product mix, anyhow.

Congrats!

I just went through that whole process within the last year. I put my bid in on the house on Labor day weekend last year and finally moved in around Valentine's Day. So I know exactly what you are going through. Good luck the rest of the way. From approval to move in it was still a 3 month wait.

Congrats! Looks like a great place for a heck of a deal. You're cigar buying prowess seems to have served you well in other areas.... Cool re: Mt. Airy. The Andy Griffith Show is one of my all time favorites. I still record it a few times a week on my DVR. Awesome, relaxing show. I think they still hold a festival there every year.....

Thanks everyone. We're real excited. My realtor is waiting for some "property reports" that the bank has. Hopefully there is nothing in there that will make us want to back out.
