First outer flow band of rain from Sally has reached Gautier MS.

Hoping for just a glancing blow from a storm that stay unorganized over the next two days.

BTW...my work closed operations for the next two days, but because I am currently working remotely I get to work while close to 10k other workers get two extra days off with pay. d'oh!

to top things off, the department i am in (cost analyst) is the damage assessment team. We are the first ones to return to document storm damages before the real workers return.

At least it looks to be only a high cat 1 or weak cat 2.

Current cone of uncertainty puts the eye landfall roughly 15 miles west of me at the mouth of Biloxi back bay.

All we are apparently going to get is some rain stuff breeze. Track has shifted to the east of me now. Looks like between Mobile AL & Pensacola FL to be the worst of it.

And, good for at least 50 years. How much more expensive is it compared to high quality shingles?

Was about 3x the cost of top grade architectural shingles.

Cost wise it was a no-brainer to upgrade. Shingle roof would need to be replaced every 15-20 years at minimum. Plus, the metal roof has better insulating properties.

Combined with new Windows and exterior insulation/siding upgrades we have seen our power bill go from $350 a month in the hottest months to about $160 now I'm the hottest months.

I fully believe that the best reasons to update/replace is cuz the old stuff tuckered out. Or the owners simply wanted a new or updated look. But unethical sales people sold with the idea that the new stuff paid for itself with monthly savings. If you live long enough!

Never been much of a monthly payment guy. More of a "what's it cost " guy. But I always ask friends who seek my opinion on home improvement offers:

how many years will it take for the projected savings to pay for the purchase? How long do you plan to live there? Unless needed vs it's simply affordable to you and you want the comfort, should it be the next guy's problem?

If that was your goal, and you are currently saving close to $200 a month, how many years at $200 a month will it take to equal the cost of the improvements? How long do you plan to live there? If the work was financed, the payments probably negate the savings and make the payback period much longer.

Not knocking you as I have no idea of your situation, but this is part of how I always advised friends and even potential customers to make their decision.

No need to apologize.

Roof was 20 years old and had to be replaced in order to maintain homeowners insurance. Windows were old single page and old siding was starting to rot.

Electric bill savings will not "pay back" the investment before I kick the bucket. But that wasn't the only factor i looked at. The new stuff also lowered my insurance premium a little. Then there i the cost avoidance of replacing shingle roof twice more before I go.

If I live to about 85 or so - then we might break even.

But, in the end, the wife wanted a metal roof and that is what she got. Happy wife...
