It took 4-1/2 months and 5 offers, but we finally have our NJ house under contract. Settlement in May. After 30 years of trying (business and family kept us here) we are finally getting out of NJ and heading south to the land of the free. Party time.

Praying the deal closes.
Two of mine fell through before finally getting it done.
Wish I had moved sooner..........but that simply wasn’t in the cards.
I imagine getting out of NJ is almost as good as getting out of Commiefornia.

Thanks for all the well wishes. It was a hard sell. The home is a beautiful 110 year old 2100 sq. ft. colonial that has been totally renovated (by just the two of us) and looks like a showcase home from a magazine. The problem is that it is located on a busy main road and has a bar across the street. 3 dozen showings. Everyone loved the home and said it was priced great, but hated the location. We finally found a young couple who's love for the home was greater then the downside of the location.

Now to a 1600 sq. ft. rancher on a dead end country road half way up the Blue Ridge mountains. We will have to completely renovate our new home, to make it as wonderful as the one we are leaving. Over the past few years, Donna has become an exceptional construction helper. In fact she can tape and spackle far better then I. We can't wait to get started.

Getting pretty close. 10 round mag limit went into effect a few months ago. I had to scramble to get all of my "standard" capacity mags out of the state. They're also talking about mandatory smart guns and several million dollars worth of liabilty insurance for all gun ownership. NJ is now a santuary state, will soon be offering driver licences to illegals, and our governor wants to provide free State college to any and all illegals. Of course US Citizens still have to pay. Hopefully we can help to keep this kind of insanity from happening in NC.

Opps, almost forgot about the NJ "Exit" Tax. At settlement, the state withholds a percentage of the sale price of the home. You then have to file a non-resident NJ state tax return the following year to get the money back. The problem is, many folk don't know to, or forget to file, and the state ends up keeping their money.

Congrats on selling the house Dave...it must be tough to leave something you and your wife put so much time, effort and money into...but it sounds like the grass will be greener on the other side, and you and the missus are looking forward to a new challenge...

Sorry, but I'm only going as far south as NW NC, just below the VA border. I'm 8 miles west of the town of Mt. Airy. Andy Griffith grew up there. It's the town he based Mayberry on. Mt. Airy has many Mayberry themed attractions, and every fall they have a "Mayberry Days" festival.

So we're literally leaving the cesspool of NJ for Mayberry, LOL.

I don't remember the exact numbers, but it's something like 5% of the gross sale or 10% of anticipated profit. The state claims that it's to keep folks from leaving the state while still owning taxes. The only way I can get it back is to file a non-resident tax return next year. Most folk fail to file the return, but I sure won't. Anyhow, I get the privilege of giving the state an interest free loan for close to a year.

California wanted to do the same thing to us. We avoided it by doing a 1031 exchange. Years before when we moved out of California to Texas they really bent me over for the few months I worked there before moving.

Congrats on the sale and the move south. I parted ways with NY 14 years ago and have never looked back - welcome to Mayberry.

My brother stayed in NY (LI) and is paying over 10 times what I pay for taxes - houses are comparable in size but he faces a state roadway and I face a lake. His may be worth more but I could never justify the tax burden

Just under 3 weeks till settlement. All buyer requested repairs have been done and approved. Appraisal came back great. Radon testing results where excellent. Just waiting on township exterior inspection, fire inspection and COs.

We've been trying to get out of Jersey for 20 years, but there was always one thing or another that kept us here. I can't believe this is actually happening. I can't wait until we cross over the Delaware Memorial Bridge for the last time, and say goodbye to Jersey forever.

I know what you mean.

NJ - 2100 sq. ft. house on 50' x 150' lot, facing busy 4 lane road - $8400 a year.
NC - 1600 sq. ft. house & 2 acres, on dead end country road with views of mountains, horses and sheep - $800 a year.

The ONLY service I don't get in NC, that I currently get in Jersey is trash pickup. The disposal centers are free. I just have to drive the trash there.

Well there is the Washington Crossing State Park just north of Trenton. We've visited a few times but I don't remember anything about Hamilton.

When you cross any of the bridges into Philly, there are signs that state "America Starts Here" referring to all the colonial history of Philly. We resisdences of NJ always thought the "America Starts Here" signs where irronic. Oh, and all the bridge tolls are set up where you have to pay to leave Jersey. Entering the state is free. Another thing we find irronic.

That area is AWESOME!!!

GO HANG OUT IN ASHVILLE and visit the new Sierra Nevada brewery...it is the Disneyland of breweries...take the outdoor walking tour...order the grilled lamb chops, couscos and heirloom tomato salad...freakin delicious!!!
And 3 HOP HUNTER IPA's!!

^15 minutes off the Blue Ridge and about 3 hours north of Ashville. The wife wants to visit Biltmore sometime, so I'll check out the brewery. I'm been a fan of Sierra Nevada for decades.

Do both...but NOT on the same day....
Do a Biltmore hotel stay , 1 night w/dinner reservations in the downstairs , plus do drinks at 4/430 on the veranda and pretend your rich...and another night in a ashville hotel after the brewery tour..,.It will be a $450-650 weekend but a shiiit load of fun , great food and drinks.

Good luck in your new state and home.
My buddy is in Charlotte and loves it for over 20 years.

Settlement was today. Everything went well. Spent the early morning loading my trailer in the rain so I was soaked during settlement. Heavy rain in PA and traffic was barely moving on the Turnpike so we pulled off and got a room for the night.

Anyhow, after years of trying to escape, we are finally out of Jersey for good. Too tired to celebrate tonight, but tomorrow is another day.
