Same as everywhere else. $549... minus the military discount, plus sales tax. So about $528 out da door.

Was checking out some patio furniture. Saw a set I really liked. Sofa, loveseat, 2 rocker swivel chairs a coffee table and an end table. Powder coated aluminum... removable and washable cushion covers that are UV and stain resistant...

Then I saw the price and it's more than I paid for my living room set! Blink

Then I thought... well... aside from the really hot months, likely where I'll spend a lot of time is on that patio.

Kelly and I were just thinking the same about replacing our backyard/patio set...cheapskate me was just gonna price out replacement pillows until she grabbed my ears and showed me the fraying cracking faux wicker on the old set...


how's the mosquito situation at your new place? We had some issues in Orlando when we visited Disney World 30 years ago...

The back patio is covered, fully screened, and has a ceiling fan.

Pretty good situation if ya ask me. Plus I plan to have a pest control contract for termites and mosquitos. Seems like the prudent thing to do given the location.

make sure the patio is completely sealed.. no gaps under the screen door and stuff... you don't want anything slithering in there... Mellow

At present there is a front and back lawn with the St Augustine grass. Plan is to look into getting the back replaced with artificial turf.

Be patient and wait until after Labor Day. Consider outdoor furniture from Costco. It's really good stuff at competitive prices.

I know you said "patio" furniture, but do you really mean "porch" furniture? If so, get the best quality/comfort you can afford because you will be able to spend a lot of time outside under your back porch once summer is over.

Whatever. It's covered, it's enclosed. I think I'd have preferred concrete, but it's pavers.

That's some large screens. What dey like 10' wide x 8' tall? It that rather normal in the area? Seems like they may would be damaged or ripped in high winds but what do I know?

looks very nice...but I can see how the pavers can be less desirable than concrete...

not smooth, so possible trip hazard...

spills into grooves much more difficult to clean, leaving potential odors and insect attractants...

blunt objects readily at hand if some yahoo gets drunk, angry and violent at any of the parties you're sure to host in a lovely party site as that...

I'm liking the pavers - nice porch BTW.
If and when it does rain the pavers will allow the water to drain away without ponding or puddles. Does the same when you spill your beverages too. Lower maintenance than concrete.

Remember there are only two kinds of concrete in the South - Concrete that has cracked; and concrete that is going to crack.

The St. Augustine grass handles the heat and traffic well. It grows slowly but is very thick. Pretty easy to cut as long as you do not let it get too long.

Looks like a great place MACS. Wishing you lots of happiness there.

Ya know... I was thinking maybe the concrete folks here just suck. Seen so many cracked slabs.

Had my house in CA 22 years. Not one crack in the concrete. Walkways, driveway, patio, garage... not one crack except in the grooves where they are meant to crack.

Expansive soils. In my area of Cali it is an issue as well. I guess fault lines don’t help either!

Rebar in the slab and fiber in the concrete help.

HD is correct about expansive soils, South Texas was really bad, they have this expansive blue clay. Heavy footings with rebar, post tensioned slabes and in some cases underground watering systems to keep the clay from drying out.

Then I went to my military pay account and did the same thing... suck it Taxifornia!

We got our last set, which was solid wood with upholstered chairs and retailed for 4k, off of FB marketplace for $400. That's what she was thinking. lol

I'm with you, though. I like what we picked and would rather just wait for it. We waited 3 months or so for our living room stuff.

Walkthrough was good... cleaning crew hadn't been through yet, but the place was mostly clean.

Closing tomorrow at 9am... then the fun begins. Between 12-2pm the internet gets hooked up. Then the next day garage flooring and interior painting begin. New furniture delivery on the 3rd, Patio furniture delivery on the 6th.

Got a tree removal service coming for an estimate... the live oak has got to go, as well as the shrubs around the AC condenser... who the hell does that? Why would you block free air flow around the AC condenser? Dumb. The Magnolia can stay.

Then the turf guy is coming to give an estimate for the back yard turf project.

If the neighborhood was originally forest- and your lot was cleared around and the live oak was left in place from the forest, it will be a messy, expensive tree to maintain over the next 10 years. Getting rid of it to include the stump is probably a real good idea.
