Stores like Lowes and Home Depot have pretty effective color matching machines, just ask the old guy in the store who knows how to run the machine. It takes a quater size sample you can cut out behind a door. I used it for our rentals succesfully enough that my realitor was even impressed when she looked over the first house before listingit for sale. I did all the refurbishment work myself.

It kinda doesn’t come out of profit. I’ll have a budget of around $15K for enhancements that is use or lose. Landscaping, paint, carpets etc. it has to get approved by the company though.

Wait until we have a hurricane or bad tropical storm such that the surplus goes to bailing out over leveraged home owners insurance companies like Citizens and others.

Cabinets for bathroom #2 and wine nook going in today. Final electrical finished today.

Countertop cutting and then glass cutting will be next. Those are a bit slower.

Mudding, knockdown texturizing, and priming look good. All taped up and paint tomorrow.

I hate anything to do with painting but this should accelerate the process.

I think we have a cabinet guy coming also and glass measurement is Tuesday.

Paint turned out great. Meanwhile…

California will face its highest chance of blackouts this year as a brutal heat wave continues to blanket the state with triple-digit heat, officials warned Monday.

As people crank up their air conditioners, the state forecast record levels of energy use that could exceed supply Monday evening, said Elliot Mainzer, president of California Independent System Operators (CAISO), which runs the state’s electrical grid.

CAISO late Monday issued an Energy Emergency Alert 2 from 6:30 to 8 p.m. Consumers during the alert are strongly urged to cut back on energy use.

Congrats on progress. My first coat "looks different" on the wall. Half a dozen test colors later and no resolution, and can't I work on the rest while it's decided. Thinking about prepping 3/4 of the ground floor to force the issue

Good progress on bathroom #2 remodel. Glass installed on Friday and countertops yesterday. Needs tile and fixtures so maybe 5 days left of work.

Prolly never use this bathroom before we move. Oh well.

Met with the house sale coordinator. She’s routing us to two approved realtors. I need the bathroom done before they come in and do their market assessment.

Once they do the market assessment we can do recommended cosmetic improvements.

Wife goes to Houston on Oct 2 to look at and rent a house.

Movers pack on Oct 31.


It’s all lined up until it isn’t. Wife said last night…we’re running out of weekends. Yup.

So far so good but getting stressful. Unlike MACS, when we arrive in Houston we will go to work the next day! Hopefully our stuff doesn’t cruise the country like his did.

We are trying to line it up so the moving truck goes door to door. No storage. I’ve done 4 cross country moves and that works best.
