Shawn, You may want to think about the buy an RV/Trailer and look around for the right property approach.
I've sold 2 houses in the last 3 years. Most likely, they were like yours. Taking care of your house is something you've done, BUT for a lot of people they put a house on the market that has multiple issues. I've looked for 2 months, seen lots of houses, and have come to the conclusion that most people live like pigs and they should be ashamed of the lifestyle they have settled on.

You may have to look for a while to get a place, that the "investors" are also looking at, that you'ld even consider buying. It also doesn't make sense to try and buy a home while dropping into town for 4-5 days and looking at what's available, 15 houses in 3 days (I did that and it didn't work out for me very well). I lived in an Apt once, and at my Daughters house twice to help ease the anxiety of needing a place to live.

Currently waiting to hear back from my inspection issues (roof worn out and Radon system install for high values) on the house that has a fence falling down, basement window wells needing replacement, interior paint job that is embarrassing etc... BUT, it has an acceptable layout, 4 car garage, on a 1/3acre lot in the best section of town... The sellers are trying to cheap their way out of any repairs... so I might have to pass on it and keep looking.

Current plan (subject to change) is to AirBnB and keep our stuff in storage until we're ready. We're selling/donating a lot of stuff and moving only living room furniture, 2 beds and 2 nightstands and then the household goods like linens, cookware and pictures and stuff... Couple TV's, too.

I do not want to buy an RV. Also already told the realtor in FL we want either new construction or a 1-2 year old place that has a transferrable manufacturers warranty. Most builders give you 10 years.

Are you using a moving company or something like the PODS containers?

Check with your insurance agent, about coverage, valuables do go missing in transit/storage. Moving firearms is another consideration.

This is intriguing. Many benefits. The downside (Frank1) is they want a home of 2,000+ sq ft. Space makes for good relationships.

Happy for you and the Missus that it is all working out. Get the packing done so you can relax a bit. At some point the relief of leaving Cali will hit and you will feel like a different person. It was that way for me when I left NY 16 years ago. Never have wanted to go back except for short visits to family. Now my siblings prefer to come here to visit us. Just better way of life.

Once you start that cross-country trip, you need to let all us BOTL know. Seriously - You are always welcome to stop in and spend a few days at Camp Spackle, and I think we are on your route to FL

Termite inspection was good.

Home inspector said nothing major was wrong and only pointed out a few things we already knew. Said the house looked better than a lot of houses he has done.

Had to put in a couple CO2 monitors while he was here, so he could check that box. Didn't have any and they're required for any sale now. They have "plug-ins" but no outlets in the upstairs hall, so I had to mount a battery operated one. Easy enough.
