... well, almost (and now in the proper forum)!

The house right next door to us went up for sale, and we called the broker just a few hours after the sign went up ... so we were the first in line on the list.

Our neighbors though, wanted their 20 year old grandson to get it ... so we were told that if he didn't qualify for his loan, we would be next in line.

... he didn't, even though his credit rating was good (for a 20 year old), and he had a good job that paid fairly well. His debt to credit ratio failed, because he has two cars, and just co-signed on his girlfriends car. That put him over the edge ...

So we just got a call this morning from the broker ... and said the ball was now in our court. Our loan has already been approved, so now it's just working out all the details.

My wife's mother is in her 70's, and lives about 50 miles away. She lives alone, is getting to that point in life that she really needs someone to look after her and her affairs, and my wife has been going to see here 2 or 3 times a week after work and on weekends. We are going to sell her condo, and put her next door to us.

She insits that she will put down what she gets out of selling her condo on the new house (minus what she wants to keep out to buy new furniture and to have a whatever 'nest egg' she needs for emergencies, etc.), so that will bring the payments down quite a bit ... and because of that, we told her that she would not have to pay rent the rest of her life.

Hopefully, all will work out well. So far, everything has been falling into place too perfectly ... and I'm a firm believer in 'Murphy's Law' ...

... so we've got our fingers crossed and are saying our prayers!

we were looking for some investment property, and what better place to have a rental ... than right next door.

You don't have to BS us here Slim!

We all know that YOU'RE moving in the house next door and letting your mother-in-law stay with ther daughter. Instead of Igloodor's...you have rooms!

JK, That's awesome that you can do that for her. She should appreciate it, and besides...you didn't want a 20 year old moving in next door!

No I didn't ... they were ther last night with a few carloads of their friends (the grandparents were away) and I was regretting it.

They were all out in the front yead swearing loudly, drinking and thowing cigarette butts all over the place like a bunch of roudy ex-convicts ... and the grandson was boasting to his friends about all the great parties he and his girlfriend were going to throw when they got the house.

I was ready to puke on the spot, because our houses are only 10 feet apart, and we share a communal front lawn.

I just was talking over the fence with my neighbor, and found out what the deal was with the 'hooligans' last night ...

... they had their friends over (a couple), who they were working with (and the broker) to go in with them on buying the house, and another gal who wanted to move in with them also, and convert the garage into a bedroom.

YIKES!!!

My neighbor told me he found out about it ... and called the broker and told him to stop the deal, and that he wasn't going to have anything to do with it. He told his grandson from the beginning, that if he qualified, he'd sell him the house, but he was having no part in a bunch of youngters living in the house and tearing it up.

He was the one who told the broker that the deal was off with his grandson ... and to sell it to me.

I'm really going to miss this guy and his wife, they sure were great neighbors and darn good friends.

Congrats Slim....But as a Homebuilder for 25+ years may I offer a sugestion..Have a qualified Home Inspector check the property out...my experience shows that alot of people spend more time and cash checking out cars than houses...don't worry about cosmetics; check out plumbing, hvac, and electrical systems...remember buyer beware! I also just bought rhe property next to me, knowing that there was in excess of 5k needed in just water and sewer alone.....Just be extra careful....

kornazoo --- thanks for the advice, but the houses in my neighborhood are all less than 20 years old, and my neighbor never thought he was going to sell. He had plans of being carried ou in a 'pine box' from this place ... and it's his wife who's the one who wants to move.

Just recently he replaced his water softener and furnace/air conditioner, and had it painted inside and out. He also installed Pergo floors throught the whole house, except for the master bedroom. He even built wall to door shelves in the garage.

He also had the backyard completely landscaped, with a two level deck, lawn w/ concrete edging and sidewalks, and just planted all the spring plants. He even replaced the fence not too long ago, and installed a second gate to the walking trail behind our houses.

He told me he put a lot of money in the place, and he really took good care of it. As close as we are as neighbors (and friends), I'm sure I would have heard of any problems about the place.

Slim, Sounds like a win win for all concerned. Enjoy the company of your, or your wife's, parents while you can. Once they are gone you will only then know how much they meant to you. One other thing, if there are other siblings envolved be sure to have your agreement in writing so ther will be know hard feelings later.
