880 miles of Texas and Shawn probably saw less than a half dozen.............our troopers and game wardens are spending most of their time rotating in and out of the border zone.

No. It's like a studio apartment so not much bigger than an RV. Shaddup, Drafter... ram27bat

Looked at 2 new construction homes in the northwest area. One won't be ready until November. Brick wall The other is ready in a couple weeks but has a weird layout that neither of us liked.

This afternoon we're going to look at 3 homes by private sellers (as opposed to new construction) that are 4-5 years old. We both seemed to like the pictures of the one with the pool. We'll see how it looks in person. Small inground pool, but a little over what I wanted to shell out... meh. Easy come easy go.

First one in the Northeast area, the other 2 in the southwest area of Jax. The realtor said if the neighborhood has a Publix it's pretty good... they don't build supermarkets in crap areas. lol (rfenst, can you confirm?)

We're in the downtown area... ghetto-ish, but fenced yard with a gate and I have Tank to warn me and 4 guns and 2000+ rds of ammo. We're good.

Yea wifey's sister and BIL live in a similar community in New Smyrna Beach.............we visited them back in October.The golf course was incredible,the landscape stunning but too much humidity,the houses were too close together and my biggest problem was too many damned old people,my BIL is 83 so apparently he hasn't noticed.

I think we'll be looking at houses in Mandarin tomorrow. We liked the Orange Park area, too... but the 3 houses we looked at all had yard issues. One was smallish and sloped down towards a pond but meh... it'd do. The second was smallish, too, but had a nice screened lanai.

The one with the pool was nice inside and we loved the layout and everything... until we saw the fkn canal in the back yard. Like... literally a gully IN the back yard that was flooded (rained for a few hours mid-afternoon). Like knee deep flooded. Next yard over was the same... the one to the other side looked like the fella paid to have his canal filled in. Looked nice.

The search continues.

^This. I'm not sure I'd want to own a pool. Way too much maintenance and $ just to keep it alive. Had a small above ground pool at my last house and it was a PIA.

Luckily, my apt complex comes with a pool so they handle all of that $hit. Town pool and splash part is about a 10 min walk away.

I would say a Publix is a good general indicator; whereas Win Dixie is not- at least in Orlando. Publix is highly customer service oriented, has top quality produce and is the best major grocer Central Florida.

I have a saltwater pool with hot tub, and with jets that pop up from the floor and sweep debris to the main drain. I clean the filter and salt>chlorine generator one per year- for like 30 minutes. Check on everything with test strips about every 3-4 weeks and nothing is ever out of wack except for stabilizer, which I don't need. Add a little salt after a big rain and drain for a few minutes every 3-5 big rains. It's all digital and remote controlled too. Easy peasy.

No pool without screen enclosure. Period. Gotta have a salt system. Pool cost for me is about $500-600/year averaged out over time. Electricity is minimal.

All concrete block construction only too. Period.

Read a lot of Carl Hiasson books. Got to watch out for shady contractors and real estate agents.

Keep climate change in mind (unless you are a denier). Add a foot of water per year to calculate how close to water you want to be.

And since we were the only ones to view their open house yesterday... price drop of 12.6k...

I'm sure you already looked into it but a few things you might want to factor in along the way

Does it have a 3 car garage cause you're gonna need someplace to put the boat.

When I bought my first house, my father advised me to scope out the neighborhood by getting there very early in the morning and watch the neighbors leaving for work, and the kids heading out for school. Do the same again in the afternoon/evening and get a feel for the neighborhood as well as the neighbors. You will learn very quickly about how the neighborhood works - who has dogs and walks them; do the kids play together; how young/old the people are in the area.

Offer was accepted, we're under contract now. Bank has pre-approved a loan and I'm just waiting on the escrow company and the bank to send me sheit to sign. Need to give the escrow company earnest deposit, but they haven't called yet. *shrug*

If they want the money they're gonna hafta call and tell me if a check will do or what... ya know?

Yes, it's a 3 car garage, the neighborhood is only 4 years old and I drove around the area already. My wife has a former coworker who lives in the same community only a couple minutes away.

Home inspection (by a guy I am paying to inspect it for me) is Friday. He says it takes about 2.5 hours to do the whole process and to show up in the last 30 minutes so he can discuss it with me, answer any questions, and show me anything of concern. Also gonna have a termite inspection done, hopefully the same day.

Comes with appliances... including the washer/dryer, so I will use that set until they crap out. Herfing

Color patterns are a little odd, so we'll paint before we move any stuff in. Not gonna sleep in a purple bedroom/master bath... just... no.

Contract calls for them to remove everything from the premises and have it professionally cleaned. The place was pretty much immaculate, but ya never know once all the stuff is moved out, right?

We wanted to close in 30 days, they asked to close August 31, and I know what that is like to try to gtfo in a hurry, so we agreed to wait.

Congratulations! Is there an HOA and do they charge a $q,000/year plus?

You should absolutely be present and watching the inspector and termite guy the whole time they are there. Priceless, if you follow them around without getting in their faces.

The guy I am using came highly recommended by my buddy here who used him. He said I was welcome to follow him for 2-3 hours, but I declined. Told him I'd show up the last 30 minutes so we could go over his report and he could point out anything he thought was of concern.

Did not get the house with the pool.
