I have been stressing out here lately. With trying to get our house on the market to sell and juggle getting bids on the house we are building. subs dragging there ashes getting back with bids.

On top of that taking care of our 6 month old. It's all enough to make a guy loose his cool.

This new hobby has been a big help. I get to set aside some time every night to enjoy a cigar.

I just don't understand with the way our economy is, I would of thought these contractors would be chomping at the bit to get there bids in. It's been two weeks. And ideas or suggestion would be appreciated. Thanks

Hillbilly

Call them all back and say that you will only consider those that submit by your deadline. Give them a week.

You know it's funny that you said that because we actually considered getting a Doublewide to live until the house is completed. But instead we are going to live with my wife's grandfather which should be fun

So you are starting to build a new house and haven't sold the old one? Get the old house sold first unless you have the cash to pay for everything at once.

House building almost always takes months longer than contractor estimates. Established contractors experienced in building in your location, some cities/counties have very particular inspectors, may charge more, but the end result is likely to be better. Most contractors are very optimistic about estimating time. Subcontractors, weather and material shortages always undermine completion estimates. Talk to previous customers before hiring a contractor. You will be pretty safe doubling any time estimates, make your temporary living arrangements accordingly.

If you are stressed now, wait until you start picking everything for the new house. Building a house will test your marriage. Going in it sounds great to get to pick everything and have a completely new house. Floor plan, colors, coverings, counters, cabinets, hardware, fixtures, plumbing, lighting, molding, window types/arrangements, the list and the required decisions will be endless. Any delay deciding or changes in your decisions will affect costs and completion time.

We built our current house and even after the lawsuit and various problems we love our house. That said, we always recommend finding an existing house over building a new one.

With that being said. We have tried to find a suitable house, but we decided to build a new one on family land.

I wish we could wait till this house sold but unfortunately my wife's career is forcing us to move by a certain deadline

I'm leaving picking out all the nonessentials to my wife as long is the shower spits water I'm okay is long as the dryer dries clothes I'm okay.

Thanks for all your advice though I really do appreciate it more than you know

You got me all wrong I'm not saying my monkey is any bigger than anyone else's.

It's just these subcontractors are taking their sweet time.

I'm gonna use the one week deadline approach. see how that works.

I even went as far as sending them a PDF of the plans, now come on.

I always have my bids back within 48 hours

if I receive them on a Friday evening. they were ready Monday morning

Life is going to throw everything at you AND the kitchen sink. You can face it laughing or crying. It's your choice. Now, I don't know about you, but if and when I cry...most people just leave me alone. When i'm laughing...a circle gathers 'round and it's like open mike night at the comedy club.

All invited bidders need plans, specs, a bids due date and a construction schedule. If these guys can't meet the dates, find new ones. See if a local Architect or general contractor can provide some names. You could look into a construction manager as well.

Managing subs is a pain, even when you have good ones...
