So do I get the title/deed from primary mortgage or does it transfer to HELOC bank?

Guess none of it really matters in the end its just questions I don't have an answer to because it's not a thing I've ever dealt with before.

Are there physical titles/deeds like vehicles? Or just whatever on file with the county.

#1. Mortgages are basically liens. Nothing that transfers. Nothing you need to do.

#2. No physical title. Property is considered Real Property, and there is no title on Real Property. It is whatever is on file with the county.

She’s a smart cookie. Been in banking for 40 years and involved in mortgages since 1992.

The only questionable decision she made was in 1995. She married down.

Mornin folks. Did my 5 early. Tried to sir down but Robbie the robot vac kept following me around so I grabbed a cigar and repaired to the patio on this nice 64 morning going to 88. PGA starts today.

Beautiful day in the neighborhood. Won't last long tho back to 40's and 50's next week.

Winter just won't let go this year.

Sent in my mortgage payment. I now owe less on the house than on the HELOC.Which brought up a question maybe one of youse guys know the answer to. I autopay $300/mo to the HELOC. I use that line of credit often enough that it's never gone down to zero, and without sacrifice I won't be able to pay it off by the time the house is paid off. Does having an open lein on the property prevent me from closing the mortgage?

I've got 6900 on the HELOC and 6700 on the mortgage. Different banks.

Good Tuesday Mourning to All! It is overcast and possibly rainy 67° on the way to 81° today.

This evening I have a property owners association meeting to attend. We have a complaint about not being able to install solar panels. When they can integrate them onto the roof itself it will be much better. Our current covenants require shingles, composition or wood. Any change to the covenants is very difficult in South Carolina. Replacing a roof with solar panels mounted is going to be interesting. I'm pretty sure I would not want a roofer to remove and replace solar pannels.

No range trips this week, getting ready for a flight to Chicago, a train ride to Spokane, another plane to Fairbanks, a train to Anchorage, and a flight home.

Amended: It is a Florida law rather than federal law. Nevertheless, most states, possibly including yours, prohibit HOA's from banning solar. The most they can regulate is reasonable placement of the panels.

Thanks, Rammie... just been doing other things. Fishing, shooting, etc... got myself a nice AR-15 and put a Vortex Optic on it. Got it zeroed in pretty good.

1000 rds of 5.56 arrived the other day. Went shooting with a gym buddy. He just texted me a picture of his new 17' bay boat, so some redfishing might be in order, soon.

I think there is a federal law that prohibits HOA's from limiting or banning solar panels. I'll try to find it and PM you if I find it.

Our Property Owners Association has so far been pretty chill though some discussions can be lively. Our finances are very open, and recently the internal/external audits were revised when a retired CFO joined the board. That said, there is some grumbling by one guy that apparently has some sort of hard on for one of the board members, shrug, not me, I don't think. Something I plan to ask about at our next meeting, face to face. I'm the blunt guy on the board.

In our discussion on allowing solar panels I had to say we might be against them, not just because of looks, the proposed installation was edge to edge and looks like a roof, but because deep down we are jealous and scared someone else is getting something we won't have. To make the point, I turned to one of the most negative on solar panels, who recently had a 20k standby genset installed, and said I didn't like him because he has a generator that I didn't and that it makes noise so make we should restrict generators. 😄

Never lost power for long here. 2hrs tops in 15 years.

Storm knocked out power for 80k people last night. 65k as of a minute ago.

We been out 12 hours now. Generator got fridge freezer and sump pump duty. No water tho, well pump trips generator overload protection on startup.
