Replaced the roof a couple weeks ago and the sump pump. Today, the 30 year old oil fired boiler died. Signed a contract today for one of those new, small wall mounted natural gas fired boilers. The thing has an efficiency rating of 96%. We have to wait a week for installation and removal of oil tank. For the time being we are using electric space heaters. Dang I hope this house sells soon.

Oh man, I hope you have better luck, selling a house is such a long and arduous path to the closing.

We've moved all over the country and some sales took days, but it took 5 years to sell our house in Texas, oh, and we had to pay $17.5k to sell.

5 space heaters trying to heat a 2100 sq. ft. 2 story house. Down stairs is open floor plan, so I have to heat the whole space. I can barely keep it at 68 with the 20 degree nights we've been having. Sorry to hear about the problems selling the Texas house. Donna and I renovated this place floor to ceiling. Did 99% of the work ourselves. New kitchen, baths, flooring, paint, crown molding, fixtures, etc. We even staged it ourselves. Everyone who has come through absolutely loves the home and says it should be in a magazine. Problem is the location (busy main road).
