Wife and I are in the early stages of finding a new house. We need more room for the girls, etc...

Step 1, sell our house. We met with a traditional realtor who sells houses the traditional way. She gave a estimated listing price of "X."

Then we met with a realtor from 72sold. They compress the sale timeframe into about three days, have everyone who wants to see the place see it all at the same time to make everyone see the desire for the house (hour and a half window for the single showing) and claim to consistently sell at at least 8.5% over traditional sale style, and quickly. Then they said they would list the house for "X+30K" and expect to get over asking price based on our neighborhood, house, etc.

I have done some checking on line and everyone who has left reviews on Google, etc. seem to have had a good experience, but I don't know anyone personally who has used them. FYI they want a 5.5% comission on the sale, which is actually .5% less than a traditional realtor (although we likely could negotiate the traditional realtor out of .5%).

Does anyone have any experience with 72sold?

No. But I have read reviews on Next Door by people who were less than happy. Hope you find the place you need at the price you want to pay.

Our area in LA (Lower AL) is currently the 7th fastest growing metro area in the U.S. by some reports. Some homes are selling for 150-175k more than the same home was selling for 2-3 years ago. One thing I have picked up on is that some that sold prior to purchasing their next place could not find a home to purchase. They wind up renting and placing most of there belongings into storage until they find their next purchase.

Never heard of 72sold but sounds interesting

I only sell by owner but I've been a home remodeling contractor/ flipper for 30 years

My wife became a real estate agent for a few years, that was the only time I paid a commission on real estate sales.
And yes I negotiated with her broker on his cut!

I'm building a home currently so I can sell the one I'm in but I'll rent it out if things keep going. Why sell when you can lease to own with a big deposit.

Home values have gone up a lot over the past year...dramatically up in CA... by more than 20% since 2020...median sales price is $734, 612...

might be a good time, MACS...Temecula is a hot market now...you sure you wanna leave without your wife tho?

shouldn't have any problems selling...two houses on our block went up for sale within past year and a half when owners found jobs in GA, and moved...both sold within a month or two at higher than list price...

It is a 1,000% sellers' market. You can negotiate your fee way down because the house will sell in a matter of days for large bucks if it is priced right and multiple agents will beg for a listing these days. Tell the listing broker that if he lowers his fee, then you will consider using him to buy the new house too. Can't hurt to try.

Yup. Faced this a few years ago when we bought our second house in the mountains. Had to jump on the house we wanted and buy 1st before we sold so ended up with three mortgages for a short period. Worked out great because our 1st house sold in one day but it was a gamble. And a chit load of paperwork.

Sellers market here in South Carolina, I'd love to downsize, but my wife is not going to budge.


Typically, that first agent is going to want you to sign an exclusive contract before doing anything.
