I know I'm like uh idiot, but I think realtors work for sellers.
Maybe look up agencies that work for buyers...?

Ugh... just spent an hour and a half on the phone with my tech challenged parents to try to diagnose an emergency on why my mom's computer crashed.
- Is it plugged in?
- Does it give troubleshooting lights or beep codes?
- Is the monitor plugged in?

She's the treasurer of her church and has all the finances on her computer (but supposedly their accountant has copies too). During the discussion, we touched base on random discussions on this that and the other thing over the past week (my mom is never short of words).

I should have sent 8-track over to be my eyes and ears onsite. [whip]

After many attempts on troubleshooting over the phone, it looks like the power supply $hit the bed. Dad seemed to confirm this diagnosis. He's from the vacuum tube era but computers don't use vacuum tubes or (rarely) parts that can be replaced on the motherboard with a simple solder iron and a resistors, capacitors, transistors from Radio Shack. My dad can fix anything circa 1990. Now days in the digital world, not so much.

He had a super cool HAM shack in basement when I was a kid. Spent many hours down there screwing around with stuff that I shouldn't have been playing with... luckily survived with with only a handful of shocks soldering iron burns.

Anyway, replacement computer ordered (check). Gonna do a laptop rather than a desktop so she can take it with her back and forth to church and the church reading room and stuff. Once delivered I'll purge it from all the crap that they preinstall and then send it back home.

Parents can be a pain. I was a pain as I kid and I owe them more than I can ever pay back.

In the spirit of Mark Twain quotes (edited and paraphrased):

When I was 18, my parents were so ignorant I could hardly stand to have them around. But when I got to be 24, I was astonished at how much they learned in six years.

Woke up early with a craving for a hot pretzel. I sure could go for a salty hot pretzel right about now and a some of that fake velveeta cheese to dip it in.

Don't judge me.

Appreciate to offer. My sister lives just across town and stops in a few times a week to check in on them. My brother and sister-in-law are an hour away and stop in once a month or so. Neighbor kids take care of the lawn and snow removal and stuff. I'm the one who hasn't made it back to the nest yet and I wish I was closer.

No catheters or diapers involved yet. Just a couple stubborn old folks that are still able to get around on their own and still have all their faculties, so far. If you see a car with the license plate of K9JIG (his call sign for HAM radio) and there's a little old man behind the wheel... that's him.

He drives like, well and old person. Safe driver since he probably doesn't go more than 30 MPH and only has his blinker on for about 3 blocks after he made a turn.

I could beat him in a race on my e-bike from their house to the Nicolet Restaurant that he goes to EVERY franking morning for his breakfast club at 6:30 AM. It's funny, same people are there every day and sit at the same seats and eat the same thing every day. It's exactly like the sitcom Cheers but with old people doing breakfast.

Mrs. Beach had a group of them two jobs ago. Tom, Dlck, and Charlie. So close to being a perfectly cliche set of names. I was there often enough, for the hot waitress of course, that I think I was adopted as like the group mascot or something. Dlck has since passed away. Charlie's kicking around but haven't seen him myself. Tom I ran into a couple times at the next breakfast place the wife worked

Started getting sick last Wed. Worse through the weekend and actually called off from work last night. A few hours ago my ear started hurting, pressure building and now I have no hearing in my left ear. Called off for tonight too. That brings me to 6 call offs in 12 years.

My first house I bought went through a realtor who was recommended by a friend. She was super nice and worked well with us. When I put the house on the market some years later to sell it we used her again based on the positive history with her.

It was on the market for a couple months and we weren't in a huge hurry to sell since the house we were buying was still under construction. Then a friend who was renting a house a couple doors decided to get married and wanted to buy a house and said "Hey! I'll buy your house. I'll just need to go through and get the financing/mortgage stuff approved."

Excellent, SOLD!

But since we were under contract with the realtor, she got the commission even though she didn't find the buyer.

😠

If it was purely your lead, she had no business taking a full commission.

Tree NINE! NINE!

Stay focused. Keep ponding. Dedicate an hour or two each weekday to the pursuit. Think of it as you new, charitable "job".

Get your rear-end to the area for 4 or so days , canvas on your own and buy something.

My view of the residential home market is that it is going absolutely crazy in a bubble.

Sell now at the top of the market, bank your money, move to an apartment for 6-months to a year and bank your equity.

The housing market is in a big economic bubble driven by low mortgage rates. I think it will be cooling off as mortgage rates move upward over the next few months. At least, that's what I would do if the wife were in agreement.

As to your purchase, try to make it and lock in a rate ASAP!!!

(...and if you are going to be in Jacksonville for a few days, I would enjoy getting together for a herf!)

not to beat a dead horse but...

"Buyer’s agents are legally bound to help buyers, whereas listing agents—the real estate agent representing the home listing—have a fiduciary duty to the home seller."

Another nice day on tap in LA. Tomorrow is another story, weather alert in place from 0800 in the morning unrtil 1600 in the afternoon. At least I will not have to stay awake to monitor the weather tomorrow.

I just placed a nine lb brisket flat on the BGE for an eight hour smoke. BGE not up to temp but on it's way to 250.

Good Monday Morning! It's a gorgious 67° on the way to 79° today.

One of our neighboors just got a $170k for a 16 foot retaining wall so he can have a pool built in his back yard, pure insanity, the price and getting a pool, IMO. That is juts for the wall, it still has to be filled, compacted and then a pool built.

Ugh... owning a pool is a PIA right and up there with owning a boat.

What's better than owning a pool or a boat? Knowing a friend that owns a pool or a boat.
