Coffee with a friend who’s going through a significant, immediate family challenge. Knew enough to shut up 89.2% of the time. Prayers for the brother and his family.

Day started with an early dog walk. Miss Kuba struggles on sunny days at 50 degrees plus.

About ten miles on the bike.

Chicken, rice, mango habanero salsa with a few shakes of Cavendars Greek seasoning.

First half of the day gets a 9.5 out of 10 rating.

Hope you all can have a day like my morning has been. 🙏

Winter just won't let go this year.

Sent in my mortgage payment. I now owe less on the house than on the HELOC.Which brought up a question maybe one of youse guys know the answer to. I autopay $300/mo to the HELOC. I use that line of credit often enough that it's never gone down to zero, and without sacrifice I won't be able to pay it off by the time the house is paid off. Does having an open lein on the property prevent me from closing the mortgage?

I've got 6900 on the HELOC and 6700 on the mortgage. Different banks.

55 and foggy, if the forecast is correct, the fog will evolve into mostly cloudy, then partly, until we arrive @ full, mid afternoon sunshine.

It surely has a lien that is secondary to the original mortgage. Keep doing what you’ve doing. When the primary mortgage is paid off the bank releases that lien. Then use that money to speed up paying off the heloc. When the heloc is paid they release their lien.

All that original paperwork is in a folder in a box in my safe. I don't think I've looked at it or even thought about it since I got em.

You should already have a physical title/deed, it just is not clean. You would have got the deed document when you closed on the house. Now it has two liens filed against it with the county. If you were to sell the house right now you would need to use some of the profits to pay off each of the loans and then the lenders release their liens. This would all be taken care of by the closing agent/title company. Without this being taken care of, the county would never record your sale and transfer.

I'm entering uncharted territory for myself.

I had asked my parents and my inlaws a while ago. They all said they didn't know, because they still had mortgages.

I believe my parents paid theirs off 2 years ago when my dad retired.

Thanks, Rammie... just been doing other things. Fishing, shooting, etc... got myself a nice AR-15 and put a Vortex Optic on it. Got it zeroed in pretty good.

1000 rds of 5.56 arrived the other day. Went shooting with a gym buddy. He just texted me a picture of his new 17' bay boat, so some redfishing might be in order, soon.
