Buddy just went by the place. They're building the homes to a plan. No upgrades, they build it how they build it. No deposits... you put your name on a list and when it's done there's a fkn bidding war.

Maybe look up agencies that work for buyers...?

Short sleep night, however, it turned into a great breakfast.
Tomato, mixed greens three egg omelet with freshly grated parmesan cheese, hash browns, sausage, toast with avocado and pepper, coffee, dark chocolate cherry breakfast bar, coffee.

Liverpool v Watford now. Game both watchable and napable.

glad you jumped in as you might have the most experience here buying and selling properties.
I was just trying to let folks know there might be agents that rep buyers.

People see a house for sale and call the number listed. Who do they think is paying for the ad?

Good Saturday Morning! It's "Sprong Day" +2, two days ago all the trees started sprouting leaves and the naked tree trunks/branches disappeared. Today it's a clear 58Β° on the way to 72Β°.

We done sprong about March 1st in the desert. Gonna be 62/86 today and prolly hit some 90s next week. Just finished reassembling the big cantilever umbrella over the pool for the season although the water is still too cold to use yet.

Didn't really want to work with an "agent"... as it's my house, and my equity. I don't want to share it with anyone. I'm greedy like that, ya know? I'd like to keep my own money, as weird as that sounds.

However, if I want to sell, and for top dollar... somebody gotta get paid.

When I bought the current place it was under construction. Builder had 4 models to choose from, and a myriad of options to choose from, no realtor, no middle man. Went into the office after touring the models, selected the one we wanted, picked the lot and made a deposit. When it was done, the builder was paid by my bank and they gave me the keys.

I was really hoping it would be that easy again. Apparently not.

On the opposite side, I sold my last house without an agent. I advertised it, showed it, negotiated the price, and a good friend of mine who is a R.E. Atty took care of the legal stuff. Wasn't even a hot market at the time.
I don't recommend it though. Stressful.
